What happens when a tenant pays late?

Rent is due at 5PM on the 1st. At 5:01 rent is considered late. This policy is communicated to the tenants ad nauseam and there is no grace period. A late notice is generated for all late payments. The late notice stipulates a $35.00 late penalty and an additional $10.00 per day fee until rent is received. If the tenant hasn’t paid rent within 5 days of its due date, eviction proceedings are initiated.

How do you make sure rent is paid on time?

Screening - We begin by verifying the tenants income, credit history, and rental history to establish a pattern of financial responsibility.

Education - Prior to lease signing our tenants are required to watch a video on the importance of prompt payment as well as the penalties and processes involved with late payments. It’s a light hearted but pointed reminder of the unequivocal necessity to pay rent on time. At lease signing the property managers reviews the specific language in the lease that covers this policy, and refers to the video they just watched. The tenant is required to initial this specific section in the lease.

Convenience -

Drop off money order/checks at office or mail to office
Pay through the portal with Checking or savings account - 5.00 convenience fee
Pay cash through a local retailer through RentMoney from Propertyware.

Enforcement -

Late fees are assessed on the 1st
Educating the tenant of the terms of the lease
Sending legal notices (so there is no delay with eviction process) at 5 days
Screening tenants before lease is signed

Do I have to pay sales tax on rental income?

All rental properties must be registered as a rental with the county. City sales tax varies based on which city the rental is located in and how many properties are owned.

We collect any taxes from the tenant, and remit it monthly to the appropriate taxing authority. Penalties and interest rates for non payment vary by city but can be substantial. In order to drive revenue, many cities now audit rental tax licenses by comparing property tax records to water bills to catch owners who aren’t remitting tax payments. The good news is that we make sure you stay in compliance with this by collecting tax from your tenant and remitting it on your behalf. We also provide you a detailed statement at year end to help you stay in compliance with the IRS as well.
